At 3FM Consulting, we were proud to deliver full MEP engineering and design services for the complete interior remodel of a 3,340-square-foot office space at 1776 Pine Island Road.

Our team began with a detailed site verification, gaining firsthand understanding of the existing mechanical, electrical, and plumbing systems. Leveraging that insight, we developed a custom design strategy that preserved key infrastructure while upgrading the space for modern functionality.

The HVAC system was reconfigured using the existing split DX units, with relocated grilles and minimal ductwork changes. A new 2-ton unit was added to serve the low-voltage room. Our electrical scope included full power and lighting design per the National Electrical Code, along with permit-ready fire alarm plans. Plumbing services supported a new kitchenette, and we delivered code-compliant fire sprinkler drawings for permitting.

From concept to completion, this project highlights our ability to optimize existing systems while delivering modern, compliant, and efficient MEP solutions.
