Overview:
In 2023, 3FM Consulting was retained to provide full mechanical, electrical, and plumbing (M.E.P) engineering services for a new 5-level mixed-use development in Miami, Florida. Our team designed all systems to meet the 2020 Florida Building and Fire Prevention Codes, along with specific directives from the City of Miami’s Authorities Having Jurisdiction. The project included high-performance air-cooled DX split systems to serve both residential and commercial spaces, tailored for energy efficiency and long-term maintainability.
Each apartment unit from levels 2 through 5 was outfitted with electric heat pump systems, vertical ducted AHUs, and plenum-rated mechanical closets accessible from the corridor. Outdoor condensing units were organized on designated rooftop mechanical areas, connected via insulated refrigerant piping through vertical shafts. For ground-level retail spaces, our design included independent DX systems with future tenant flexibility in mind—accommodating restaurant exhaust systems, façade louvers, and demand control ventilation for energy savings. Common areas, elevator rooms, and specialty spaces were also provided with zoned DX units. A high-efficiency rooftop Dedicated Outdoor Air (DOA) unit was designed to ventilate apartment units and common spaces with 100% outside air, heat recovery, and humidity control. This comprehensive and forward-thinking M.E.P design delivers performance, adaptability, and compliance with all relevant codes—setting a strong foundation for the property’s long-term success.
