Overview:

3FM Consulting provided MEP engineering services for the phased renovation of the 38,000 SF private pool recreation plaza at Turnberry Towers Condominium. The project focused on modernizing the outdoor amenity deck through extensive plumbing, electrical, lighting, and life safety improvements while maintaining compliance with current Florida Building Code and NFPA requirements.

The primary engineering effort involved the evaluation, redesign, and coordination of the pool deck plumbing and drainage systems, including modifications supporting the reconstructed plaza, pool amenities, planter areas, and associated utility infrastructure. 3FM coordinated closely with the architect, civil engineer, landscape architect, and pool consultant to integrate new plumbing systems with the renovated plaza while addressing permitting requirements and existing field conditions.

On the electrical side, 3FM designed new exterior lighting systems serving the pool deck, recreation areas, pedestrian pathways, and egress routes, including emergency lighting, exit signage, fire alarm coordination, and electrical distribution modifications required to support the renovated amenity spaces. The project also included lighting upgrades for the existing three-story parking garage, providing improved illumination and code-compliant electrical systems throughout the property.

Throughout design and construction, 3FM provided field investigations, permitting support, construction administration, and multiple design revisions to accommodate evolving owner requirements, including modifications to the pool plaza layout, corridor access improvements, updated lighting plans, HVAC coordination, and revised electrical and fire alarm systems. The result was a coordinated MEP design that enhanced safety, functionality, and the overall resident experience while minimizing impacts to an occupied luxury residential community.
