Overview:
In 2024, 3FM Consulting was engaged to provide mechanical, electrical, and limited fire protection engineering services for tenant improvements to the North and South tower lobbies of an existing residential building. The project encompassed the full interior renovation of two distinct lobby spaces, including architectural finish upgrades and MEP infrastructure improvements. Our scope included modifications to HVAC systems with the replacement of air diffusers, returns, and the installation of new Wi-Fi-enabled thermostats. Electrical work involved the addition of outlets, lighting fixture replacements, and coordination for new edgeless exit signs.
Fire sprinkler and fire alarm elements were coordinated with other contractors, including the integration of recessed heads, strobes, and horns. On the architectural side, 3FM coordinated closely with the interior designer’s vision, which featured new ceiling systems—such as coffered entries and drywall ceilings—updated paint finishes, wallpaper preparation, new baseboards, and the removal and reinstallation of signage. Both lobbies were updated to reflect a clean, modern aesthetic while remaining code compliant. This work was performed under a single permit and involved collaboration across trades to achieve a cohesive and polished result.
