Terroir Club Miami, located at 616 Collins Avenue in Miami Beach, is the city’s first members-only wine club. The club will offer an immersive, upscale wine experience, featuring over 1,700 climate-controlled private lockers for collectors, elegant lounges, curated tasting rooms, outdoor patio dining, and a venue for exclusive culinary events led by a Michelin-star affiliated chef. Terroir Club blends wine culture with social and artistic programming—hosting wine-tasting events, workshops, literary salons, and rotating art exhibitions—to foster a refined community of enthusiasts and collectors.

In 2024, 3FM Consulting provided full MEP engineering design services for the renovation of a the Terroir Club. A key feature of the project included the design of a private wine storage lounge, the Terroir Club, which required highly specialized mechanical systems to maintain precise environmental conditions. The wine cooler system consisted of three independent refrigeration systems, each supporting eight evaporator units and connected to a dedicated outdoor condensing unit. This approach ensured system redundancy and optimized performance.

The cooling systems were designed to maintain indoor conditions of 55°F dry bulb temperature and 50% relative humidity year-round, with a dehumidification setpoint of 50% RH and a leaving air condition of 45°F. Load calculations and equipment selection were customized to meet the unique demands of the space, providing optimal storage conditions for high-end wine collections.
