Latam Lounge MIA

3FM Consulting provided full MEP engineering services for the renovation and expansion of the LATAM Lounge located within Concourse J at Miami International Airport. The approximately 10,000 SF project included upgrades to the premium lounge areas, commercial kitchen, and back-of-house support spaces to enhance both guest experience and operational efficiency.

The scope encompassed mechanical, electrical, plumbing, fire protection, and low-voltage system design to support expanded food-service operations, improved staff workflow, and upgraded passenger amenities. Due to the project’s location within an active airport terminal, the design required careful coordination with existing building systems, Miami-Dade Aviation Department (MDAD) requirements, and strict operational and security constraints.

3FM performed detailed field verification of existing conditions and coordinated closely with architects, interior designers, service consultants, and multiple specialty equipment vendors to ensure seamless integration of all systems. The project required continuous collaboration with airport authorities and adherence to stringent code and infrastructure requirements, resulting in a fully coordinated, high-performance MEP design tailored to a complex aviation environment.
