3FM Consulting provided multi-phase MEP engineering services for the rehabilitation of the Maison Grande Condominium pool deck, with primary emphasis on the evaluation, redesign, and permitting of the pool deck drainage and plumbing systems. Services began in April 2023 with a comprehensive due diligence assessment of the existing plaza and pool deck drainage infrastructure, preparation of as-built drainage documentation, field investigations, and evaluation of the exterior lighting system, including photometric analysis and code compliance.

As the project advanced, 3FM developed plumbing design documents to support the pool permitting process, addressed building department review comments, coordinated with the pool consultant and project team, and provided construction administration services throughout permitting. In February 2024, the firm prepared engineering revisions associated with pool equipment replacement and permitting requirements.

In March 2025, 3FM completed additional design modifications to accommodate revisions to the pool deck layout and issued updated plumbing permit documents supporting the final construction configuration.

Throughout the project, 3FM coordinated closely with the architect, owner, contractor, and specialty consultants to deliver practical engineering solutions while maintaining compliance with the Florida Building Code and local permitting requirements.
