The 3FM crew has experience managing and designing jobs ranging from 10,000 sf luxury homes to $250M luxury condo towers. We are qualified to assist our clients in their next luxury residential project. We include a robust commissioning program for all  high-rise developments. By offering this supplemental service, we ensure that our client’s investment is fully protected from schematic design to TCO.

COMMERCIAL

With a design portfolio exceeding $4B in construction costs, the 3FM team is well equipped to handle commercial developments such as hotels, offices or apartment buildings. Our experience ranges from mixed use high-rise projects to retail space renovations for national firms such as Starbucks. We are LEED accredited and certified to evaluate the energy performance of new or existing buildings. 

SERVICES

Heating Venting and Air Conditioning (HVAC)

 

Our team provides mechanical engineering services for the thermal comfort of the building occupants. To ensure optimum comfort, we start every job by performing a full building simulation in compliance with ASHRAE standards. Every piece of the HVAC system is carefully designed to increase comfort, reduce noise, and minimize energy consumption. Electrical Design

 

As part of our MEP services, we provide electrical engineering services for the power and lighting requirements of the building. Our electrical design includes building lighting system controls and calculations that conform to strict energy and NEC code requirements. Our electrical distribution system is designed to withstand the test of time by applying a combination of best practice, experience, and code requirements to implement buildings with extended life cycles. Plumbing Design
