Felix Mendez, PE
Felix Mendez is Principal and Partner of 3FM Consulting with over 15 years of diverse engineering experience. He has served as managing partner of 3FM since 2017 and acts as the main point of contact for all project related communication between the client and production team.
In his role as a manager he has been responsible for the successful supervision of hundreds of MEP designs in the public and private sector. Prior to his current role in 3FM, he served as Senior PM for Edwards & Zuck Consulting, later Stantec. In his management role he supervised over $2 billion worth of construction projects, and managed over 20 engineers to achieve a successful project outcome. Some of the most prestigious projects include The Bristol West Palm Beach and Versailles Miami Beach.
Mr. Mendez has owned multiple real estate and construction firms over the years, giving him a strong background in the field of construction. He also holds a Masters Degree in Construction Management from Florida International University and is a member of various national associations including NFPA and NAR.
Juan Cajas, P.E.

Juan Cajas is Engineering Director of 3FM Consulting with over 25 years of diverse engineering experience. He has assisted the 3FM team since 2014 and works hard to ensure all projects are fully code compliant.
In his role as senior engineer, Mr. Cajas has extensive experience leading projects to completion . Prior to his current role in 3FM, he served as Senior Engineer for multiple national engineering companies. He has a strong background in institutional, government and commercial projects.
Mr. Cajas has obtained a Master’s degree in Engineering from Purdue University. He currently holds licenses in multiples states including Florida, Georgia and Kentucky.
Felix Mendez, Sr.
Felix Mendez Sr is Chief Fire Protection Consultant for 3FM Consulting with over 30 years of engineering experience. He has served as fire protection coordinator and code consultant for 3FM since 2015.
Mr. Mendez has extensive field experience in the installation and coordination of fire suppression systems. Prior to becoming a consultant, he served as a fire protection contractor providing turnkey solutions to healthcare, government and commercial projects.
Mr. Mendez is a licensed fire protection contractor in the State of Florida.
