The Setai Hotel

Location: Miami Beach, FL

Size: 50,000 square feet

Category: Commercial

Overview:

The Setai, Miami Beach is a luxury hotel and condominium on Collins Avenue, combining a restored 1930s Art Deco building with a modern 38-story tower. It is renowned for blending Asian design with South Beach style, featuring teak, bronze, and imported Shanghai bricks. The property offers beachfront access, three temperature-controlled infinity pools, a world-class spa, and acclaimed dining, making it one of Miami Beach’s premier destinations.

3FM was engaged to support the renovation of the pool deck at the Setai Hotel and Residences in Miami Beach. The existing stainless-steel pool was removed and replaced with a new system, and the structural concrete box was waterproofed. To protect the structure, a new drain system was designed and installed to collect and remove any water that might reach the waterproofed pool box.

As part of the scope, 3FM prepared a drainage design that sized and located the new drain in accordance with project specifications and local code requirements. Comprehensive construction documents were produced, including engineering drawings, details, and material specifications to support permitting and installation. The work assumed a single permit covering the full system, consistent with Miami Beach review requirements.
